The Tahoe Beach Club project will consist of a 20 acre luxury residential development and a Beach Club with sand beach and extended floating pier. It is the first new residential development, to be approved on the lake in 25 years. The Beach Club parcel is surrounded by Lake Tahoe, 300 acres of US. Forest Service land, 250 acres of Edgewood Golf Course, and State of Nevada Recreational Camp.

Location

The Tahoe Beach Club is just minutes from Vail's Heavenly Ski Area, the Casino Corridor, Restaurants and Entertainment venues, Shopping Centers and Edgewood Golf Course. Tahoe Beach Club's marketing and sales center is located within 1/4 mile of the site directly on HWY 50 and Kahle Dr.

Site Development

The development consists of 13 buildings including a Gate House, Estate Homes, Carriage House, Lodge Style Villas, and the lakefront Beach Club. Residential unit prices will range from $1.3 million to $4 million. The Tahoe Beach Club amenities will consists of swimming pools, spa, athletic facilities, restaurant and grill, banquet and party rooms, and a private beach with a floating pier and buoys. Residents will also have the availability of priority access to golf, skiing, club events, and other social activities. The Tahoe Beach Club development will be aesthetically distinguished. The 2, 3 or 4 bedroom lodge villas and estate homes will foster the traditional Tahoe character by incorporating design elements such as steeply pitched rooftops, natural wood beams, shingle, stone and wood exteriors plus oversized porches with state-of-the art luxury interiors all the while offering unparalleled panoramic views of Lake Tahoe and the Sierra Nevada mountains.

Private Beach Club

Home ownership includes membership in the exclusive Tahoe Beach Club. Memberships are also available to non-residents of the Tahoe Beach Club community so it will become the active, social center for the Tahoe area.

Entitlement

Entitlement was commenced in February 2001. After 6 years in the entitlement process the proposed Tahoe Beach Club project was approved on August 27, 2008 for 143 residential Condominium units and a Beach Club. "Our board voted unanimously for this and we are not unanimous on anything," said John Singlaub, Executive Director of the Tahoe Regional Planning Association. The TRPA is known to be one of the nation's most stringent land-use regulators since Nevada and California created it in the 1960s. The Tahoe Beach Club will include significant environmental & aesthetic enhancements to its 20-acre site. "I think they really hit it here in terms of environmental improvements," said Singlaub. Ecological enhancements will include restored natural streams and ponds plus an advanced water treatment system that will eliminate the more than 11,000 pounds of sediment that run into the lake each year. This existing site offered a unique opportunity because the property (along with it's lake front location) had existing Development Rights for "Residential Units", "Land Coverage", and existing "Pier and Buoys" which are valuable (if not impossible) commodities to acquire in the Lake Tahoe Basin. Also the environmental condition of the existing use (a Trailer Park) in this Lake Front, Stream Environment Zone offered the opportunity to develop Leed Certified (Green Project) improvements that result in overwhelming environmental benefits for the Lake and the Tahoe Basin.

Timing

In the state of Nevada a 6 month notice is necessary prior to construction to remove existing tenants in manufactures housing units. Construction could commence in 2013. The project would likely be phased and would take a projected 3 years to complete.
